The room was too hot even though outside was cold. The hallway was like a sauna. The mattress was so uncomfortable. The room was too noisy, so it was impossible to sleep with the window open but if you close it, it was like a sauna. The bathroom and shower worked well.

Shrubhill House is located in safe and clean neighbourhood. It takes only 10-15 minutes by bus or tram to Edinburgh Castle and main museums and only 20-25 minutes by walking. Rooms are pleasant and kitchen is fully equipped.

Very convenient, affordable, great location. If you are on a budget then it is one of the best places you can stay at. It is nice to have kitchen, which allows you to prepare your meals. The only problem was the bed was extremely uncomfortable. Also half of the oven was not working.

It is what it says it is: a student room. Don't expect a TV or a bedside lamp, and bring your own towel. But the bed was comfy and the shower was hot, and the location is great for walking into Leith or Edinburgh, even better if you want to use the abundance of public transport Edinburgh has to offer.

The room is the cheapest we could find on bookings but it’s very small and extremely hot like a sauna. I couldn’t get much sleep in for the two nights we stayed there. We went there in pairs I think if it’s one person it’s still manageable.

Every inch of this building is dirty and it smells . Looks nothing like the pictures. Expectation was a clean and trendy student building, the reality was dirty walls, old smelly carpets and smelly hallways

Loved it, will deffinetly be recommending it to others, it was central and close to all amenities, shops and main bus routes, handy for when you get sore feet with adventures! Will deffietly return, great value for money

Good positioned, clean and comfy building. If you have clear that this isn't an hotel, you'll like it. It's on Leith Walk, just above Sainsbury's and Starbucks, quite close (3 bus stops) to St.James Quarter Shopping Centre and from Princes St. The room and the linen were clean. I read many people complaining about the heat. Maybe because I'm from South of Italy, maybe because I kept the window open every day, and maybe because I was alone ( :'D ) I didn't experience so much heat. Speaking of which, I don't understand why every student apartment have those windows with a tiny opening...I understand it's for safety measures, but these rooms are destined to +18 students, not childs. But this is something to ask at Uk Gov, I guess. The only things I can really complaing about, are the bad mattresses, the shower head damaged, the shower ceiling with mold. And I found disappointing that the vending machine didn't accept card payments.

Destiny Shrubhill offers basic en suite rooms in a very convenient location -- on the tram line, with lots of excellent restaurants and shops in the neighbourhood. It's nothing fancy, but we were happy to save money on accommodation and spend it on more shows at the Fringe. The rooms can be hot, but with the window open, and the fan blowing, it's OK. The walls are a bit thin -- hence the free earplugs available at reception! (we were bothered twice -- once when some oblivious guests made a racket when departing with their luggage in the wee hours of the morning, and then again when some others made a lot of noise coming back to the flat late at night).

Stayed here as needed somewhere in this location and cheap for one night Mattress was awful, could feel the springs. It would have been nice to have hand soap in the bathroom Staff were good and location was good

Hotel was ok, concept of accomodation acceptable. E.g. no soap, towels in room. Matress was terrible, doors very loud. Cleanliness was not fine. For over 70€ per night not ok. Had the hope for good sleep. Location great, next to supermarkets, busses and trams.

The best thing is the price £117 for 2 nights will not be beaten I expect. There is a reason though. Its very noisy, the road is constantly busy and the windows are poor so if roadside even with ear plugs you can hear traffic and people. The beds are horrendously uncomfortable with broken springs. I asked for a second duvet so we could sleep on one to give extra padding, first night told no, second night asked again and got one. The pillows are totally flat so we had to pack them with clothes. Again asked for another to be told waiting on delivery of linen so nothing spare. If you value your sleep give this one a miss. The reception is manned by unenthusiastic young adults who clearly hate their jobs, probably due to being moaned at a lot. The biggest inconvenience was the parking situation. I looked at 3 adverts all suggesting there was on street parking. There was none, its all permit only within sensible walking distance (20 min). I was told they recommend St James qtr. I initially parked there whilst finding an alternative, as it would have cost 65 quid to stay for duration I had to move as unaffordable. I asked staff if we could pull up outside to unload bags to be told, I dont know, I dont drive! I went onto Just Park and managed to find a private rented space for 23 quid 15 min walk away so recommend doing this in advance. Whilst I resolved this issue, this was no thanks to the staff and after a good 2 hours of stress on my part trying to find somewhere. The apartments are 15 minute walk away from the new town. Recommend the hop on/off buses for 15 quid for 24hrs and under 15s go free. Best way to get around and knowledgeable guides. As for Destiny Shrubhill, although they have a sign that says "lower your expectations" I will say I've stayed in plenty of student accommodation in other cities, London especially, and they were all far better than this with beds that did not have springs poking out, cleaner, better facilties and staff who don't look like their souls have left the building. Sort the beds out, encourage staff to be more helpful and knowledgeable about basic questions such as parking and this could improve the rating.

A bit far from the old town but still within walking distance, just follow the straight road for 15 minutes. The reception staffs are nice and helpful, and our room is conveniently located close to the kitchen which makes cooking easier.

So Edinburgh is a city that is very expensive when it comes down to accomodation. At our time of booking, this was the cheapest available option. Still, the value does not at all live up to the money that was paid. The worst thing was the matras. We could feel ALL of the springs poking through when lying down. This resulted in the most horrible sleeping experiences of my life and serious back pain that lasted a few days. I was tempted to call a local museum to make them come and pick it up as I am quite sure that the matras was from the stone age. A rare historical find indeed... The room had no basic facilities such as shampoo, hand soap or towels. The latter you need to ask at the reception if you can get it. Anything else such as a hairdryer, you also need to ask for at the reception and be lucky because there is limited availability. The cleanliness of the room was quite alright, however all of the furniture and the linen have had their best time and need replacing. The door of the shower cabin did not close properly. You needed a lot of brute force to close it shut. I needed help from my partner to do as such..... geez need I continue... I do not recommend this place in the slightest.
