A 3 minute, short 90 yards walk to the beach.....NO STREETS TO CROSS. OUR BUILDING IS ON THE BEACH. $80,000 was invested in our recent renovation. It was torn up top to bottom, front to back! All NEW bathrooms, bedrooms, living room, kitchen, including Stainless appliances, flooring and furniture. PLUS: our building has it's own pool. HOT OFF THE PRESS: Here is the review from our first ever guest. "We've been staying at HHI B&T resort for over 30 years and this condo is by far the nicest we've stayed in (and likely the nicest in the complex). Relax on the quiet side of Admiral's Row, located close to the ocean and AR pool. The owners did a fantastic job with the renovation and the views of the ocean are excellent. The owners were very helpful throughout the stay and even provided a hand truck for loading and unloading your luggage/items which is a huge help. They also provide a great beach wagon, chairs and toys for the kids--which made our stay so much easier. Looking forward to staying here again!" Here is a cut and paste review from a guest who stayed at a nearby condo recently. This is one of many "stuck in the 80's" condos in our condo building you DON'T want to reserve: "This property really needs a makeover. It smells like an old house…. The furnishings are not very clean. The bed linens look like they are from the 90’s, and the bathrooms and kitchen look like the original build. Very much needs a new coat of paint at minimum." NOTE: ALL the Tennis Villa 2/2 buildings have NO elevators, so you will need to lug your bulky and heavy belongings up and down the stairs for any 2nd or 3rd floor rental condos. Our condo is located less than 100 feet from our building's elevator. BE VERY CAREFUL...IF you want to enjoy your vacation at a spectacularly renovated true OCEANFRONT building condo...read below. Most or many low priced HHI area condo buildings are not located directly on the Atlantic Ocean and have no beach views from their balconies. You will enjoy ocean and our building's own pool views from our balcony and while sitting on our love seat or from our kitchen table. HHB&TR is a very family friendly Oceanfront resort. Be advised that NO Pets (per Resort rule), and NO smoking or vaping are permitted. Heavy financial penalties will result if these things are violated. We can not accept service animals as we visit our condo regularly and several family members have severe allergies to dogs and cats. Our condo is not ADA compliant. This spacious 2/2 condo is on the second floor. You can take the 10 stairs up OR roll up the handicap ramp using our luggage cart to the elevator level and take the elevator in B building of the property's premiere Admirals Row building in the Hilton Head Beach & Tennis Resort. 225AR is on the preferred sunny south side of the building and across from our building's pool. There is an ocean view from the double 25' long balcony which has a number of chairs for sunning and relaxing. It's only a 3 minute walk, about 90 or so yards, to walkway to the beach sand. NO STREETS TO CROSS, PUBLIC PARKING TO WORRY ABOUT or SHUTTLES NEEDED TO GET YOU TO THE BEACH WITH YOU HAVING TO LUG YOUR EQUIPMENT ALL THE WAY. HHB&TR is the most competitively priced family friendly condo rental complex on HHI. There are not many reasonable cost direct oceanfront condo properties on the beach in the very desirable Folly Field area of Hilton Head Island. Additionally, the long list of on-property amenities far surpasses all other condo complexes on Hilton Head Island. There are 2 Pools (not heated). Our building has it's own pool which is about 70 feet from our building. The main pool near the beach is HUGE, the largest on HHI, and also has a Kiddie Pool. There are 2 on-site restaurants with bars......one is open air and near the beachside pool (seasonal), one is a sports bar and one is a pizza and wings place. A seasonal ice cream shack is also near the oceanside pool. Food deliveries to your condo is a snap. Just call and order. There is a Fitness center with multiple machines, 8 lighted Tennis Courts and 6 Pickleball courts, a Tennis shop and Tennis instructors are available seasonally, multiple grilling areas and picnic tables under the trees, sand Volleyball, Basketball Court, Kids equipment play area, Bike Rentals and kids programs seasonally. NOTE: NO Electric Bikes are permitted on our property! We provide bed linens, pillows, towels, washcloths and beach towels. We also provide STARTUP bar soap, shampoo, toilet paper, dish soap and roll towels for our guests. We COMPLETELY RENOVATED OUR CONDO, FLOOR TO CEILING AND FRONT TO BACK which was completed in February, 2021. It is now the nicest and most comfortable condo in our complex. Our pictures speak for themselves. In-Condo living areas include: LIVING ROOM: NEW bonded leather sofa, loveseat, chair (all 3 recline), an air moving ceiling fan, NEW 65” LG Flat screen Smart TV. wi-fi service (Netflix and Amazon Prime can be accessed) and 2- 8" blue tooth ceiling speakers. Basic cable is offered. There are 3 wall outlets with USB ports. HUGE deal is: PEOPLE LOVE COMFORTABLE RECLINERS. Sleeper sofas aren't only uncomfortable to sleep on, they're almost always uncomfortable to sit on! Our sofas and recliner are super comfortable! AND......IF you want to stay up late at night watching TV, but your child needs to sleep on the LR sleeper sofa.....not good ! This is why we set up our LR and BR2 the way we did and our guests love this set up. KITCHEN: Refrigerator with ice maker, stove, microwave, dishwasher (ALL are NEW Stainless steel), coffee bar with Keurig AND a carafe coffee maker with built in POD single cup maker, toaster, toaster oven, blender, pots, pans, dishes, glasses, cutlery, dish and wash cloths, table with chairs, phone landline for local calls, STARTUP 3-4 coffee PODS, filters, tea bags, dish soap, dishwasher pods, paper towels, trash bags & hand sanitizer. There is also one plug outlet with a USB charging port. Undercabinet lights are on a dimmer switch. MASTER BR: Queen bed sleeps 2, side tables with USB plug outlets, clothes dresser, clothes closet, NEW 32" VIZIO (5/21) wall mounted flat screen SMART TV, linens, pillows, blankets, comforter, vacuum, Baby pack & play bed and kitchen tabletop mounted baby chair. Also, BOTH Bedrooms have mirrors inset over their windows so they remain dark 24/7 so you can sleep in. Read the comments from other condos' guests in their reviews complaining about the bright hallway lights disturbing their sleep at night AND waking them up early too. Sleeping in while on vacation is a dream come true ! You want lights on, flip the wall switch or turn your table lamp on ! MASTER BATH: NEW Tile walk in shower with HD thick glass sliding doors, same tile for the floor, undermount sink under quartz top and elongated toilet. PLUS a hair dryer. There is shelving to hold your toiletries too. BR2: Queen bed and twin over twin bunk beds. IKEA closet for hanging clothes with 4 drawers. 32" Flat screen TV. Bath 2: NEW bowed tub and decor wall tile with bowed shower bar, same tile for the floor. The sink is undermount with it's quartz top and the toilet is elongated. There is shelving to hold your toiletries too. Hair dryer for your use as well, Utility Closet: Beach chairs, beach umbrella, sand blanket, beach cart with sand wheels, 18-24 can cooler. Our luggage cart will probably be under the bunk bed. maybe the beach cart too. We are not there to know for sure. Balcony: Plenty of comfortable chair seating and storage box with boogie boards and beach toys, as well as wall hooks to hang wet suits and towels. NO GRILLING OR WATER FILLED KIDDIE POOLS ARE TO BE PUT ON THE BALCONY. Also, nothing can be hung on the balcony railing per our HOA rule. VERY IMPORTANT TO UNDERSTAND THESE 2 POINTS BEFORE RESERVING. NO HHB&TR AR CONDOS HAVE IN CONDO WASHERS AND DRYERS. COIN WASHERS AND DRYERS ARE LOCATED 3 DOORS AWAY...about 75 feet FROM OUR CONDO. $3 in quarters FOR EACH WASHER AND DRYER. NO SOAP IS AVAILABLE The HOA does not allow animals on property, except for certified and registered Service animals, which have papers proving this status. We go to our condo often and have several family members who are allergic to cats and dogs. Also, we have repeat guests who asked about this as they also did not want to initially reserve condos which permitted animals because of family allergy problems. We therefore respectfully request that people do not send reservations in for our condo if they want to bring their legitimate Service animals. Security, and neighborhood watch neighbors monitor illegitimate animals and violators can be evicted immediately. We want to make sure our guests are fully aware of these things so they know what to expect in this regard. Your reservation charge includes ONE car pass. Additional cars entering the property will add $35 per car, per stay to your cost. You must pay us, not when you get to the resort. We truly enjoyed our stay here! The condo has been beautifully updated and was very clean and comfortable. The living room area was nice for relaxing and we found the beds to be very comfortable. The condo is in a good location as well, close to plenty of shopping, restaurants and grocery stores. The owner is very commutative and quick to respond if there are any questions. We would definitely recommend staying here!

This was our family's first trip to Hilton Head. The condo was perfect! Felt like a home away from home. Bob was awesome to rent from. Not only is the condo nice, but it is also fully stocked including everything you need for the beach. We communicated with Bob almost every day and he responded almost instantly. He was our go-to guy with any questions we had concerning the island. Our family decided to try to do a fishing charter last minute and the first person I thought of to help us was Bob! He had 4 phone numbers for us to try in less than a half hour and we were able to book a charter for the next morning!! If you are looking for a great location with all the amenities this is the place!

Great getaway! The owner was fabulous to work with. He's so kind, friendly and very communicative. He really wanted our stay to be the best it could be. We've stayed in many condos on this resort and this one has been our favorite so far!! We are a family of 5 and fit comfortably in the space. The condo was clean, updated, decorated nicely, well stocked with kitchen items and so comfortable after a long day at the beach and the pool. The location of the condo is ideal too - close to a pool reserved just for Admiral's Row condos and a short walk to the beach. The condo balcony was so relaxing with a wonderful view of the beach and an alligator that inhabits the pond below! The grounds are nicely kept with many amenities to enjoy on the property. Would highly recommend this condo and hope to return one day!

Excellent Condo We come every year to HH and this is by far the best condo in the resort. The comfortable seating in den , supportive mattress , and the kitchen is beautiful and well equipped !!We are planning to return next year for 2 weeks !

Great Experience Our stay was awesome. The 2 bedroom condo has all the updates and everything you will need for vacation at the beach. We have stayed at HHI Beach and Tennis resort 3 times now. Great location and this was best condo to date. Owner is focused and attentive to ensuring your stay is wonderful. Highly decommend!

Great Vacation spot in Hilton Head We were very happy with this location. The condo was recently renovated (whole place) and very clean. It had everything you could want - fully stocked, new appliances, and plenty of kitchen tools. We loved the balcony at all times of the day. They had chairs, umbrellas, beach towels and a wagon to pull it all in to the beach. The pools were close and a great alternative to the beach (which we could walk to in a few min). And the location on the island was perfect - close to many good restaurants, food store, mini golf, and shopping. Best of all, Bob was great with the communications. He provided clear emails with instructions and advice and his responses were always very quick. We had no issues and would definitely come back. Had a great time.

Check in was not easy at the resort but the owner of the property was so great. Our stay was so great. The big wheel wagon was the best thing for us to take to the beach as well as unloading food from the store. Very up to date condo.

Top Notch Unit We have stayed at this property several times and this unit was just great!! Very well appointed. Had anything and everything you might need. Pictures are very accurate and the communication with the owner was the best I have ever experienced. We definitely plan to return!!
