Very unique property on Lake Honeoye. 107 feet of waterfront with dock and boat lift as well as a fine pebble beach area. Lakehouse fully renovated in 2016 to include a gourmet kitchen as well as an updated bathroom. 2 bedrooms downstairs which sleeps​ , ​five people. Upstairs has a second full bath as well​ as a large bunk room that sleeps eight. Upstairs also has​ a separate​ change room with a sink and is often used as a bedroom for children. It is not a full-time rental and we visit the property as much as we can. The property has plenty of campfire wood, towels for after swimming, kayaks, and a paddleboat to use on the lake. Life vests are also available for your use. A professional cleaning service is engaged to clean the property before you arrive. The house is tucked away on a private neighborhood drive. The living room offers a wood-burning stove and a television set with cable along with high-speed WI-FI internet access with multiple network choices. Newer devices connect well and the speeds are fast, but older hardware may struggle if they have not been updated. We use the WIFI for work and there is plenty of bandwidth for the entire family. The dining area provides seating for 6 facing the lake. The living room has large glass sliding doors to the deck, which offers a gas grill, additional outdoor dining space for 8, and stairs to the large back lawn with 65 feet of level lake frontage. An open kitchen is well equipped and is arranged to provide a fantastic view of the outdoors as well as open up to the dining and living rooms. Off the kitchen area, you will find the laundry room with a full washer and dryer along with a full bathroom with a shower.In the back of the home, there are four bedrooms. One bedroom has a Beautyrest king bed mattress and is tastefully decorated in cottage decor. The other two bedrooms offer a queen bed and a double bed. The three back bedrooms have closets for your use. A large den (the fourth bedroom) has a bunk bed that comfortably sleeps two children (or adults). In addition, the den has a pullout couch. The living room also has a couch that converts into a double bed for additional sleeping space for guests. The estate is situated on 4 acres, and surrounded by 100 acres of pristine farmland, hedgerows and sparkling mountains in the distance. The kitchen/great room that includes a fireplace with wood burning stove. It's an exceptionally comfortable room with great seating a large flat screen tv, a well equipped kitchen and eating area. There is also a separate formal dining room with a decorative fireplace and a large dining table seating eight to ten, along with a baby grand piano. The room faces west and there are glorious sun sets, and the room is just lovely for memorable meals with loved ones. The large parlor is directly across from the dining room, with another decorative fireplace. Russ’ Roost is a recently remodeled lakefront home offering magnificent views of Honeoye Lake and surrounding area. Located on the southwest shore of Honeoye Lake, this modern 3 bedroom, 2 bathroom home has 2,200 square feet of living space on one floor, with plenty of space for a family getaway or a gathering of friends. The home has an inviting open concept living room, dining and kitchen area, with plenty of windows offering amazing views over the lake. Our dining table has seating for at least 6, and the kitchen bar seats 4. The connected living area comfortably seats 5 on a new sofa and chairs, as well as a large tv and gas fireplace. There is a wall-of-windows Florida room with stunning views of the lake and a second gas fireplace, along with plenty of seating. The 3 bedrooms sleep 6 (master has king bed, while other 2 bedrooms have full-sized beds), with a queen sofa-sleeper for 2 additional guests in the living room. The level yard and large back deck open to 90 feet of direct access to Honeoye Lake, and the attached deck has plenty of seating and is fenced & gated, which is great for our younger guests. The large yard has lots of space for games, and a stamped concrete walkway from the house leads to a patio not far from a wood-burning fire pit perfect for night-time relaxation or marshmallow roasting.Russ’ Roost includes a seasonal dock that allows space to sunbathe, fish, or load and unload passengers from boats, kayaks, canoes, or jet skis. Boat rental is available nearby. The shallow water and ability to walk in from the shore makes this a great property for families. There is parking in the driveway and also an attached garage with parking for one vehicle. This location also makes it convenient to many restaurants, wineries, shopping, hiking and much more. The house is about 45 minutes from the Rochester Greater International Airport.Please note that we have outside cameras by the garage that do not record and are not monitored, but are there so we can be aware of activity while no one is staying at the home. We also have motion sensors in the home as part of a security system (which is off during rental stays) and have a "smart hub" with remote sensors to monitor water leaks and prevent pipes from freezing.
