My partner and I, and another friend went to Peebles for a gig at the Eastgate Theatre which was excellent. The hotel we booked not so. Our friend was allocated a room twice the size of ours, inexplicably, so we swapped. My partner was kept awake most of the night with someone walking about noisily in the room above with what she thought was a TV set blaring, not to mention clicks and tapping from the air conditioning which we had turned off. At 6.30 she woke me as it sounded like someone was having a shower in our bathroom. She opened the door and there was a flood of water coming through the ceiling. This continued for about 5 minutes. I tried calling reception but received no answer. This was followed by very loud clomping about above us for 15 minutes. Upon checkout we told the female staff member, who apologised but didn’t offer anything by way of recompense, and didn’t seem surprised or in any way concerned that the ceiling might have come down. Not even a free breakfast. We discovered the hotel’s ******* credentials as we sat and ate breakfast by reading the information panels that decorate the bar, which only seemed to freak my partner out more than she had been already. The nook we sat in made my partner feel almost seasick and our friend felt a chill. I noticed a Victorian photo on the wall looked eerily like my partner’s brother, with “The Shining” ending springing to mind. I liked the food and free refills of coffee however. The pints were very reasonably priced. There is a lovely no smoking beer garden, but the snow meant it was out of bounds. Built in 1693, I think this hotel could make more of its historic credentials and less chain like. I think the shower trays are slow to drain and water escapes onto the floor. This has obviously pooled in the roof space and it finally broke through causing a flood. Nothing supernatural in my opinion and the clomping around above us more likely to be a thoughtless patron rather than a ghostly former landlady. The bathroom tap was pretty loose probably caused by people attempting to fill the kettle in such a shallow sink. I’d go back but think zmy partner prefers the Hydro somehow.

Absolutely shocking, filthy, white stuff on the table, bio hazard with wee in the toilet bowl and seat, coffee over the doors and walls, never been cleaned, so dusty you can write in it. Food on the floor, faulty kettle. Had to clean the room with my 6 year old son. General manager has a bad attitude no people skills, and refused a dull refund. Not to mention gossip to the other staff who told me. Head office just as bad, not even looking into the complaint and dismissing straight away. Had to. Contact trade standards and local authority. How they think it is acceptable is beyond me...

Booked disabled room as sister cannot walk far. Was told not to worry we have a lift. On arrival we are told there is no car park, and to park in supermarket car park and walk. Good customer care, got in lift and we are told not to touch any part of lift as beam will brake and lift will stop. Got to our room number 1 and manager had gone. Went for evening meal and fryers had gone down so limited food. So we went to fish and chip shop. Before leaving ask one staff member if we could have some more milk. When we got back to room had to go back down and ask for milk, and was told no, we don't have any. I ask for 2 bottles of water, and was told you have to pay for it. Then I was told get it out of tap. I had already tried that but the water looked so chalky that I wouldn't drink it because I have emphysema. The following morning no fryers working limited breakfast. We brought our own milk as we didn't know if they would be getting any in or not. The second day 2 bottles of water had been left in our room. One thing going wrong isnt worth complaining about. But when all of these things. The 2 managers don't care about the place. Rest of staff tried. I looked on pictures and noted there was not a picture of disabled room any where to be seen. Mould on window. Black stuff on wall paper. Had to play about with kettle for it to come on. Please see photos.

Arrived at 1345 to be told by a member of staff in a n abrupt manner “check is not till 2 “ it appeared the guy on the bar was new and was left alone to deal with all customers at the bar. One girl was running around serving meals. The member of staff who appeared to be a team leader disappeared with a contractor for a good 30 minutes. The staff that were left were under severe pressure. When the team leader did return I stood for a good 10 mins before I was acknowledged. Eventually I was booked in , and all was good from there on in. There was obviously not enough staff on duty. Wetherspoons are I believe in the process of selling this venue. With the right staffing and some good marketing this place would make a good events venue. Thanks

Mega hassle checking in /booked double got a twin with beds pushed together /shower room dirty needs updated /what looked like dampness on the room walls/big gap under main room door /on leaving the manageress was rude and not helpful/they gave us 1/4 of a toilet roll 🤷‍♀️🤦‍♀️and no normal milk for room tea etc won’t be rushing back

Excellent hotel stay. Great room, fab shower, comfy bed and great tea tray. Heating not the best and TV didn't work right but we were not there to watch telly. Sincerely hope it doesn't close as one of best Wetherspoons. Can't beat prices for drink or food. Highly recommend.

After finding the reception at the end of the bar, check-in was easy. We were in room 3 at the top of a couple flights of stairs. It was spacious with a sofa at the end of the bed and two sitting chairs by a small table. The bed was comfortable. Outwardly the room looked very nice and clean, but that was before I took a closer look. There were moister marks on the walls from where water ran down them and they haven’t been cleaned. The top of the headboard was covered in dust. In the bathroom there were fingerprints on the makeup mirror from whoever, the glass shelf was covered in dust, and the underside of the toilet rim was full of mildew as was the grout in much of the shower, but mostly closer to the floor. Even the corporate sign in the bathroom reminding guests about excessive laundry contained grammar and spelling errors. Our travel companions in room 4 had cobwebs on the overhead light and ceiling. It makes one wonder what, if anything, was really cleaned between guests. There was WiFi but it did drop out on frequently.

Spent one night here with friends. Nice room comfy bed, good shower. Did wake up in the middle of the night and thought I saw a transparent woman with sort of headscarf on appearing to be struggling with something/someone. Shouted for it to go away and tried to wake my wife unsuccessfully. Not malevolent just a tad disturbing. Told my wife about in on waking but didnt mention it to friends in case they took the Mick. Was only upon googling later that I read about the hauntings. I was in room 6 not room 5 which is the one supposed to be *******. The fact that I saw this without any previous knowledge makes me believe my experience more. Feedback from hotel re any spooky action in room 6 would be appreciated.

If I’d known this was a Wetherspoons i wouldn’t have booked it. Downstairs in the bar / restaurant it was so dark you needed a head torch and was the usual bland national pub chain standard … very uninspiring . Food was average - and usual chain fodder . In fairness the room was actually ok . If it’s purely cheap alcohol your after with zero atmosphere this is the place . Not for me .
