Enjoy the prime location of Chateau Winston with a beautifully appointed 4 bedroom, 3.5 bathroom home, plus a 1 bedroom, 1 bathroom separate carriage house and private pool. Sleeps 14 people in total. Located just a block from the beautiful beaches of 30A, and easy walking or biking distance from all the shops and restaurants in Rosemary Beach, Alys Beach, Seacrest, and 30A. The space is perfect for large groups and extended families traveling together. There is plenty of room for everyone to have their own space, and to gather together around the pool or in the large kitchen. The main house is 4-bedrooms with a private patio and heated pool. Includes: 3 bedrooms with king beds (all with ensuite bathrooms) 1 bedroom with 2 sets of bunk beds, or 4 single beds. (this room is open to the hallway and does not have a door) Full Kitchen and Living room The carriage house is an above garage, studio-style apartment with a bedroom area that is separate but open to the main living area. Includes: Queen bed in bedroom area (area is open to the living room) Queen-sized sofa bed in the living area that can accommodate 2 additional people. One full bathroom with a shower Kitchenette with electric burners, microwave, small fridge, sink and dishwasher Access to garage below with full sized washer and dryer and ping pong table Chateau Winston is located right at the edge of Inlet and Rosemary Beach. The nearest beach access is a one-block easy walk to the end of our street. The shops and restaurants at Rosemary beach are a five-minute walk away, and the other infamous 30A beach towns of Alys Beach, Seacrest, and more are a close walk or bike ride away. Whole foods and Publix grocery stores are nearby and offer delivery. *Our prime location does not have access to Rosemary Beach's community pools or beach access points. We instead offer our private pool for your enjoyment and escape from the crowds. There is beach access at the end of our street, which is a 5-minute walk from the house. *We have parking available for up to 3 vehicles total. There is no street parking available nearby. *ABSOLUTELY NOT PETS ALLOWED *MUST BE 25 OR OLDER TO BOOK AND PERSON ON RESERVATION MUST BE PRESENT DURING THE ENTIRE STAY *In order to protect our guests and our property, we ask our guests to agree to and sign a standard rental agreement upon booking. Below are the terms of this agreement, so that you may review them before choosing to book with us:  TERM: The term of the Lease shall begin on the arrival date of and end on the departure date of for . The property will be ready for occupancy no earlier than on the arrival date and must be vacated no later than on the departure date. The term of the Lease may be reduced or extended upon mutual consent, following payment of any additional fees agreed between the parties, and confirmed in writing by the Owner. RENT: The total rent is payable at the time of booking, unless otherwise agreed to in writing by the Owner and Renter. LIMITED OCCUPANCY: Occupancy is limited to the number of guests specified on the booking: .  If the Owner concludes that this policy has been breached, the Owner reserves the right to expel the entire party with no refund. NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger (fireworks), or create inconvenience for neighbors nor use the premises for any unlawful purposes. You agree to keep outside noise to a minimum between the hours of 10:00 pm and 8:00 am.  You and all other guests agree to abide by all applicable parking restrictions and limitations. CARE OF PREMISES/DAMAGES: NO UNAUTHORIZED PETS ALLOWED. NO SMOKING PERMITTED IN HOUSE. Automatic eviction plus forfeit of any deposit and rent if violated. Renter agrees to pay the Owner for any damages to furnishings, household items, or pool that occur as a result of Renter’s occupancy. This will include payment of any additional cleaning charges over $100.00 incurred due to Renter’s occupancy. To prevent theft of, or damage to, the Renter's personal property and that of the Property, Renter agrees to close and lock doors and windows when not present at the Property, including upon check-out. OWNERS RIGHTS: Renter agrees that if the conditions and limitations set forth herein are not met, Owner shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by Renter shall be forfeited as liquidated damages. INDEMNITY CLAUSE: Renter hereby agrees to Indemnify and hold the Owner harmless from any and all claims, including those of third parties, arising out of or in any way related to Renter’s use of Property or the items of personal property provided therein.  Renter assumes all risk of injury or other losses relating to any recreational activities, including the use of any swimming pool on the Property, and will hold Owner harmless with respect thereto. NO SUBLETTING: Renter may not sublet or assign this Lease for all or any part of the premises without the prior written consent of the Owner. NO PERMANENT RESIDENCE: Renter's use of the Property is on a temporary, short-term, and transient basis only. The Property is not, and will not be, the Renter's, or any guest's, permanent residence. REPAIRS AND MAINTENANCE:  The Property is rented with the Owner’s furniture and household furnishings. The owner shall not be responsible for providing additional furnishings or equipment not presently available in the Property.  Renter will report any maintenance issues immediately to the Owner. The Owner will make every effort to repair and/or replace any equipment that is not working properly but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures. CANCELLATIONS: Renter may cancel at any time. The Owner will return any refundable amount, if applicable, according to the reservation's cancellation policy. By signing this Lease, you acknowledge that you will comply with the terms of this agreement, and each party assumes the responsibility for the obligations set forth herein. Terrific house and host! Our host was terrific and the house was great! Loved having the pool, the great kitchen space, and the bedrooms and bunk room. Would highly recommend!

Great location, house had everything we needed Great location, close to the beach and shops. House was well decorated, and had everything we needed for our trip. Would definitely come back.

Work/family trip. House was just as advertised. Worked perfectly for our group easy walk to beach and downtown rosemary. Pool was great Having beach chairs and wagon very convenient. Would definitely stay here again!
