Situated within easy reach of Southampton and the New Forest Attractions, this venue represents excellent value for money in my opinion. I have rated it as an 4/5 for the following reasons. The bedrooms are in a recently built annexe, and my room was on the first floor. Access is by outside metal staircases, which were a little challenging for me due to mobility issues. Fortunately it was dry and the stairs were not slippery on this occasion. There are two ground floor rooms, so when I stay there again I shall request one of them. The room I used was sizeable and clean. The bed linen was spotless, and it was a very comfortable bed. However, it is a single and the duvet was a little narrow, leaving draught entrances when in bed. The full length mirror in the room was on the floor leaning against the wall at an angle and needs to be hung properly. The tea making shelf was loose on the wall and could not be used safely. There is no wardrobe, just a rail with hangers. The curtains were flimsy and let in all of the early morning light, which compounded the problem of the bright green LED light in the smoke detector on the ceiling above my bed which irritated me all night. These are all very easily remedied issues and should not detract from an otherwise comfortable room. The shower was excellent. Plenty of hot water at a good pressure. The pub has it's own restaurant, and I went for the fish and chips. The service was very slow, however the waiter was very polite and attended to all my needs, albeit slowly. My meal took an hour to arrive, but it was well worth the wait. Superbly cooked, a sizeable and really fresh piece of fish, and superb chips. I would say as good as any I have had, including the excellent Colmans in South Shields or any Harry Ramsdens. I ordered breakfast, an extra £10 which I thought was reasonable. It was presented well and very tasty, in particular the sausage. If the team address the issues in the rooms, I would happily score them 5/5
