You can have both in this space! *There is a theater room with an 85 inch tv and DVDs + streaming for viewing pleasure, a kids play area with a small arcade game, hot tub & bbq space *We can sleep up to 12 guests depending on sleeping arrangements and comfortability- there are two queen couch hide-a- beds and two futons along with the bedrooms. *Plenty of parking for RV's, UHAULS *Each bedroom has its own full bathroom. *Starlight bedroom with painted walls giving the essence of sleeping outside (refer to pictures). *Pure serenity with canyon views, silence, and won't hear traffic since it's over a mile away from the highway. *Wrap around second story deck with outdoor seating. *Large six-person hot tub, also a firepit with chairs (refer to pictures) *There is an enclosed grilling area with a Viking grill. *Theater room with 85'' smart tv and 7 speaker surround sound system with over 130 movies, also supports streaming services. *Surround sound system throughout the home and outdoor hot tub area, connect your device via Bluetooth and stream your personal playlists! *Third story lounge area with great views or the two canyons bordering the property and also extra bedding for the folding futons. PLEASE READ PRIOR TO BOOKING: ALL GUEST(S) AGREE TO VRBO AND OUR RULES WHEN BOOKING: 1. Age: The reserving responsible guest must be over age 18. 2. Identification: We reserve the right to request a government issued identification for the reserving responsible guest. 3. Occupants: All occupants, guests, and visitors, must be listed; no one who is not listed is allowed on the property. 4. Smoking: No smoking or vaping is allowed in or on the premises, including outside, and by the pool and hot tub. Smoking on the grassy area is allowed if more than 100 feet from the house, provided all cigarette debris is picked up. Smoking violations will result in the forfeiture of your entire damage deposit, plus a separate cleaning charge. 5. Parties: No parties or unauthorized events are allowed, unless prior written approval is obtained from your host for the event. NO ILLEGAL DRUGS allowed on property. 6. House Rules: All individuals on our property agree to comply with all of our house rules, at all times; a copy of the house rules is available prior to booking to ensure all guests will be able to follow all rules. 7. Pets: Pets are allowed, subject to the following: a) There is a maximum of two (2) pets allowed. b)There is a small, fenced area for pets. Pet must be under supervision at all times and must be on a leash beyond the fenced area. Be aware of the canyon and large drop off, If any questions or concerns please reach out prior to booking to ensure the property meets the safety requirements for your pet. Be aware of the dangers. c) All pets must weigh less than 45 pounds. d) Every pet must be fully housetrained. e) All pets must be listed and identified prior to arrival. f) Pet waste must be picked up immediately. 8. Locals: We reserve the right to ask the reason for any reservation, including by a local, to ensure that our rules will not be violated and to prevent any unauthorized events/parties. 9. Hot Tub: a)There are separate written rules and conditions for the hot tub which all guests must agree to follow. There is also a waiver and release of liability which all guests review and the booking itself is understanding to the terms and conditions. b)- hot tub located on property, swimmers assume all risk associated with harm or death from swimming. NO CHILDREN MUST BE LEFT UNATTENDED AND UNDER ADULT SUPERVISION AT ALL TIMES. 10. Rock Creek Canyon: The property has a breathtaking view of the beautiful Snake River and Rock Creek Canyon, which we believe is the best view available. All guests must be of sufficient age and mobility to safely view the canyon.
