the location is great - near the sea! The weather was great, so we are satisfied. We did not expect more amenities from the hotel, because everything was appropriate for the old city. The owner of the hotel was friendly, even allowed to leave things until the evening. we recommend!

Myself and two friends have returned from a two night stay at The Marine View. The location was perfect, our rooms were great and the host was friendly and welcoming. Good cafe for breakfast round the corner in St James Street. Will return when next in Brighton.

I have been before and I will definitely come again. For me it is ideal. Excellent for an individual or couple. Friendly welcome. Everything very clean. Excellent location, close to beach and to bus stops. Breakfast not available at the moment but there are cafes nearby on St James' Street. Anyone with particular requirements, such as parking, anxieties about stairs or facilities for children, should ring first to ask, to avoid being disappointed on arrival.

We booked a family stay in Brighton and based the booking on positive reviews. Our room was on the top floor, lots of flights of stairs with extremely poorly fitted carpet which was not fit for purpose and extremely dangerous. The room has a double and 2 single beds, the TV was situated above the double bed. The bathroom was tiny, the shower cubicle even smaller. If you are larger than 5ft then you will struggle to move around. The cubicle itself not clean, the carpet in the room was dirty and in need of replacing, as was the radiator which was rusty. There are no free breakfasts as advertised and no parking facilities.

Nice small hotel in the heart of Kemptown, Brighton, with restaurants, bars and the pier nearby. Great location. Friendly and service minded host. Room are comfortable, partly updated, with bathroom en suite. No breakfast but several places at St James Street where you can get a good meal any time of the day. It is priced at the level you would expect in Brighton during peak season. I could come back!!!

I have made a reservation through booking and came early, and ting the door and he said one minute and he came after 5 minutes. I have asked him to check in now and he said it is too early. What a treatment. They didn’t even make a refund. I would advise everyone to stay away from this hotel.

Very disappointed. Quite noisy. Dirty room with thick dust on windowsill and seat!!. Towel rail and bathroom shelving rusty. We paid extra to have a balcony - you had to climb through the window on to the "balcony" which had rusty railings and didnt look safe! When we arrived we were shown in to a room which we assume was meant to be an office but was more like a storage room! Very overpriced at £179 for one night!!

First off, ignoring the shrieking seagulls, all night, and shouting drunks and druggies in the central garden, this bed & breakfast is a nice stone’s throw from beach and pier. And that’s about it. Bed & breakfast it is not - I’d booked though one of many comparison sites; double checked four more, including Google, and all highlight a free full English or continental. On arrival the first thing the key holder pointed out, when asked eating times, was “we don’t do that here” - so factor in an extra £10-15 a day eating breakfast out (IF you can find one) Travelling solo I’d booked a single room - cramped is an understatement as I can touch either side. Toilet is communal, but they somehow shoehorned a box shower into one corner: not easy to access, definitely not easy to wash in! You change your own towels etc (if there’s any available). There’s a big sash window but be prepared for a lot of dirt if you open it. Room feels and looks cheap; a lot of plug sockets - some works, some didn’t, some heated my chargers alarmingly. I didn’t use the two that sparked. The TV is a small basic screen - no dvd as listed - mine was mounted off the ceiling so impossible to watch. Bring your tablet!.. but don’t rely on high speed wifi - lots of timeouts, drops and loss off quality viewing. For the amount I paid I’d expected at least something more than a box but lesson learned and hope you don’t have to

Would highly recommend this place. Lovely owner, very friendly and accommodating of our accessibility needs. Room small but cosy - comfy bed and good blackout curtains. Warm despite being in the grip of winter! Perfect location for bars and restaurants of Kemptown and would definitely stay again.
