Wonderfully positioned hotel, right on the Spanish steps. Clean comfortable and felt high end. Staff were lovely and the lift entrance wmfelt very secure. Don’t miss out on having a drink on the terrace, the Prosecco was cold and delicious and you could feel the envious stares from the tourists on the steps lol. Would love to come back and stay here again.

We stayed for one night at Royal Suite Trinità dei Monti Hotel****. The only good thing we can say about this is that the room although quite small had a nice view. As per the rest, I am very sad to say it wasn't very pleasant. Services was terrible, the front desk ladies were always very rude and careless. My mother had a back surgery a few months ago and I asked the hotel in advanced if there was a parking nearby and what if we had big luggages. They explained via email a few things. However on the day of the arrival when we called to again to ask for help and advice they pretty much said it was up to us to arrive to the front door, or taking the lift (they could've mentioned that a taxi driver could have helped us bring the bags from the parkings for example, but they just didn't care). Other than this ''minor'' problem for our arrival, we also couldn't sleep well. During the night, the lady at the front-desk kept turning off the A/C. We had a bit of an argument, and she just said we had to keep it at 25 C... warmer than outside... so you can imagine how unpleasant it was sleeping there. In the morning, when we asked for breakfast they mentioned they had some kind of deal with a cafe close by (la Barcaccia) for EUR 15 per person, we asked if we could have it on the terrace they have but they said that was an extra 25/30 EUR. Again it doesn't sound like a proper 4 start hotel. So service was just terrible. So pretty much you pay a high price for the location.

Using *********** (res no 3931347266) I booked two nights at Royal Suite Trinita’ dei Monti for 5-6 Feb.22. The email received AFTER Booking confirmed the reservation (no cancellation possible) said that the view from SOME of the rooms may be partially covered by scaffoldings. The hotel completely MISREPRESENTED the building work. The WHOLE building was covered by scaffoldings and those were wrapped in a plastic giant advertisement (see photos attached). As a result, opening any bedroom window would look 2 meters away into the building sight and all the dust and dirt would be pushed back by the plastic sheet towards the rooms. When we arrived and complained we were offered to pay for an upgrade to a suite. We looked at the suite and it was basically the same. We asked to see it and it was basically the same. And they wanted to charge us too. Basically ALL the rooms were behind building work with no natural light. I pointed out to the receptionist that the building work should be described in the *********** listing, not mentioned casually in the confirmation email for non-refundable rooms. They said the scaffoldings would only be there for a couple of more weeks and it was not worth it. Incidentally I was in Rome again for Easter (9th April) and the scaffolding was of course still there. Con’t on details section of this review

I'm sorry to see the bad reviews -- my experience was good. I agree that they are challenging to find --- if you haven't googled the street in front of the Spanish Steps, and see the actual entry door at # 29 Piazza de Spagna to the right as you face the Steps, you'd not likely find the place. No signs showing that there is a hotel there -- which is odd to say the least. My taxi driver couldn't find it -- luckily I knew where to look for it. And yes, you have to ring the bell outside the door and they will come down in the tiny elevator to get you -- then you will get your own key for the elevator. Instructions are very brief, to say the least -- you have to ask a lot of questions. They do have another private entry to the hotel which is actually directly on the Steps -- you have to be ringed in. Their terrace is there and you can sit out on your private terrace to watch the crowds and have a cafe/wine/etc. Their breakfast room is still not open but there are plenty of cafes in the neighborhood and if you look at the menus, several now offer "american breakfast" fare if you want more than the traditional Italian cafe and croissant. The neighborhood is great -- easy to find the main drags and find your way around town. There is a Metro stop at the top of the Steps. My room was fine -- the smallest one of the 8 rooms and at the back of the hotel on the quiet inner courtyard side which was my preference. All the amenities, comfy bed, plenty of hot water and nicely cleaned every day. I just wish they had at least one English TV channel -- if only for nice music! But I had my iPhone, so what more do you need - right! The Receptionist Deana was Extremely Kind and helpful and was always there with answers to my questions and requests and offered suggestions as to where to eat and highlights to see. She was there every day of my 9 day stay -- Thanks Deana!!! Sorry for the long review --- I just felt like there are always 2 sides to every experience -- and mine was very good.

This hotel is so unprofessional as I needed to shorten my reservation by 3 days and called 4 times. Each time an employee would tell me the manager isn’t in or I just missed them. Then they said the manager lives in Naples. DO NOT BOOK HERE, liars

I confirm what mr gabrielashvili said in his comment that is following. nino gabrielashvili a year ago on Google We thought we booked a 4 star hotel but this was misleading. There was no "Hotel" sign on the location. The person took us in the "reception" which was locked. I am a Roman that is now living abroad and thought the location was great to spend a couple of days in Rome. Except for Giovanni in the front desk the general attitude of the personnel of this hotel was very detached and unfriendly. Instead of giving priority to the guest to use the tiny elevator first , the (personnel-receptionist) helped themselves to the elevator first. . The manager was on vacation and when we had an issue he refused to talk to us. He put down the phone on the clerk that told him we needed to speak to him. The location is great, but the attitude of the personnel leaves major room for improvement. No matter what the problem, there is a way to address issues with clients instead of rudely blocking them out like the manager and it’s dependent did with us. Something needs to be done to improve the miniature elevator, the smell of mildew is suffocating and extremely unhealthy. I understand it is a very old building but certain issues like the the improvement of the stagnant air in the elevator and improving the air conditioning functionality need to be addressed if they really want to be considered a 4 star hotel. 2/5 Sent from my iPhone Sent from my iPhone

We stayed here in June 2022 and our experience was horrible. The suites did not have hot water in showers. We had two rooms and that was the case for both rooms. They claim to have soundproofing, but we could clearly hear our party next door. The windows are thick but you can still hear the street noise. They have a small courtyard but we were not allowed to sit there and enjoy a snack. Our room did not have a proper lock on the door as it was a pocket door. One table lamp had frayed wiring. The suites are locked at night so you couldn’t leave your own suite unless you rang a bell and then they would answer and lock it. A random scooter was in our suite being charged and also random luggage. I would not recommend this hotel. Overpriced and underwhelming. Avoid it!
