Extremely good value. The location is great, you're within 10 minute walking distance of a lot of pubs and restaurants, and 20-30 minute walking distance of Temple Bar or St. Patrick's cathedral. The breakfast was average, but for what you're paying, it should be on par with expectations. If you want a better breakfast, there are lots of options within walking distance. The bathroom was in great condition and very clean. The room ran hot, but that might have been the time of year we visited (mid-October during a freakishly warm weekend) so we left the window open a lot. There's some street noise, especially if Ireland has just beaten Scotland at rugby, but we didn't mind. Staff was very helpful and friendly. For the money, you'll be happy with the value. We didn't have a car on us while visiting, and I'm not sure I'd recommend having one as it looked like it wouldn't be very easy to park, but I can't really speak to that. There is no elevator, and you may have to walk up three or four flights of stairs to get to your room, so if that's not up your alley, you may want to reconsider.

Omg - I thought I had walked into a horror movie. The staff at reception were lovely and we checked in thinking it’s a little dated. We entered the room and took a look around and said I could not stay here. This is like something out of a horror movie .Smell, dirt, sagging bed and a ceiling that was black with dirt. I should have taken pictures but I had to get out asap. I’m sure the room has not had any repair, replacement furniture or deep clean in a long long time. It was so bad I wouldn’t let my dog stay there. Needs serious investment.

Lovely guesthouse. Rooms are small but clean. The hotel is a bit dated, but the rooms have been fully modernized. Breakfast was excellent. The location is also excellent, just a 15m walk from prime tourist areas. The only conern for us was that we were staying on a very active weekend, and we were situated in one of the basement rooms, which meant some noise from folks exiting the pubs late Saturday night/early Sunday morning.

This was our 2nd time to stay and once again we were delighted with the very helpful team. From giving directions, to offering parking, friendly welcome and a tasty freshly cooked breakfast. This is a real gem in the city centre.

Loved it! My second time there. The first was in January and there were still Covid restrictions... so no breakfast. First things first: Location: brilliant! Just off Merrion Square. I could walk to everything I wanted to visit. It's a fabulous Georgian landscape and the finest part of Dublin. Keep away from Temple Bar and don't go north of the river... this is the best part of the city. Second: the house... lovely Georgian townhouse. Four floors over a basement. They clearly care about this building and give a bit of its history. I was right up the top and had breakfast in the basement... so from the governesses' to the servants' quarters! Slept fine although there are busy roads (Fitzwilliam/Baggot Streets) - the house stands on a corner. I forgot my earplugs and sleep mask so I was surprised. I paid for breakfast.. I couldn't face a fry up but I was stuffed after porridge, toast and all the buffet/Continental selection. The staff are lovely and friendly and it was a fantastic stay... treat yourself and stay here!!!

I was appalled when I checked in late evening and saw the room I’d been assigned. The room was on the fourth floor at the top of the building and has no lift. The room was dark, with shabby furniture cold as the radiator wasn’t working as it works on a centralised system which switches off at a specific time every day. The mattress was saggy and lumpy. The bathroom had huge black mould patches on the ceiling. I complained immediately but was informed that there was nothing to be done as they were fully booked. I had no option but to sleep in a room which was unfit for sleeping in. I was told that the following day, the painters would paint over the black mould patches in the bathroom. If this was done or not, I don’t know. General state of disrepair has nothing to do with the fact that this hotel is old. It’s more to do with the fact that the fittings (at least in this particular room - room 41 )are uncared for and have been left to deteriorate. I even found another person’s clothes stuffed into the corner of the wardrobe - when was this last cleaned? Good location and pleasant front desk staff.

We booked this accommodation online for its location. On the booking page it stated that parking was available so we assumed it would be a parking on the premises or very close to it. For 160 Euro not including breakfast we thought a bit pricey but convenient. When we got there we were informed that the parking was 12 minutes walk and would cost us 22 Euro including discount. We opted to use the street parking close by. This is false advertisement. Reading the reviews from 2019 on their website everyone rated it well so not sure if COVID has affected the standard. We found the room we were given to be dark and heavy, water leak marks on the ceiling, very old mattress, creaky and noisy bed. The basics of coffee and tea items were available but no drinking water was provided. We advise people to check when they book to avoid disappointment

If you enjoy Georgian architecture stay here! Everywhere beautiful towhouses! It's a short walk to Merrion Square, Kildare Street and other parts of historic Dublin. The price was surprisingly low: about 65 euro for central Dublin. The room was HUGE with high ceiling and large window looking out onto the street. You could pretend you were well to do living in eighteenth century Dublin. They don't do breakfast at the moment due to Covid as their dining room is small. There is a café which opens very early literally over the road or you can go to their sister hotel around the corner in Bagott Street. Super modern shower, free shampoo and body wash, lots of fluffy white towels. Kettle and tea - only instant coffee but some decaff thoughtfully added. Big bed beautifully tucked in. I slept fine even with the inevitable sirens and early morning bin collections of tge city centre. Wifi password given to you on check in. Worked seamlessly. I think this is very good value just be prepared to get your own breakfast and don't travel by car. Highly recommended.
