The hotel is conveniently located about 10 to 15 mins walk across parklands from East Terrace in the city which is where most of the popular restaurants and cafes are. During our stay, the preparation for the V8 car races was ongoing and many of the roads were blocked off. But finding a detour was easy enough. The hotel has limited onsite parking but there are plenty of spaces in the quiet residential streets behind the hotel. The hotel’s reception also manages the Econo Lodge Hotel which is located across the street and has its own parking. We only stayed for 1 night and did not get to try the restaurant onsite. The rooms layouts were not exactly rectangular but they were big enough to accommodate a king and a single bed and a pull out bed from under the single bed. A good and unusual feature was a power point built into the bed side cabjnet which works well for those with a need to use CPAP machines or for charging devices. There was a study/work table in the room that is useful for business travellers.

The hotel itself was fantastic—clean, comfortable, and the staff were friendly and professional. I really enjoyed my stay inside the property.
However, the surrounding area was quite noisy on the weekend nights. There were many drunk people around, shouting and making a lot of noise, which affected the overall experience, especially when trying to rest.
If you’re planning to stay here, I’d recommend requesting a quieter room or being prepared for some weekend nightlife noise.

L'emplacement est proche des vignes de la cave, l'environnement n'est pas mauvais, l'ensemble n'est pas très grand mais l'aménagement est très bon. Il y a des moutons, des chèvres et des poulets et des canards élevés par le propriétaire dans le parc. L'hôte et la tante sont très gentils et très gentils, le service est très attentionné et le prix est très élevé

Nous sommes arrivés dans une journée très chaude et l'air-con était déjà en place, ce qui est un grand plus. Bien que la chambre soit assez fondamentale, elle est très propre et le lit confortable. L'emplacement à Nuriootpa est central pour visiter différents endroits de Barossa.

InvitéNo car park attached to hotel, have to drive to car park yourself or pay $55 for a chauffeur to drive it. Room service menu was fancy stuff from the downstairs restaurant. Nothing simple. Not even room service breakfast available. On the note of the restaurant downstairs this is where the “buffet” breakfast was and I use that term loosely. Shocking variety. Even have to do our own coffees right in a tiny corner of the the room. One coffee at a time while the line gets bigger. We have to get a special order for eggs because the scrambled eggs are just mush. At least the toaster worked. And the space fits maybe 20 which is fine for a B&B but not for a 16 floor hotel. We had to have breakfast at 8 to avoid the crowds waiting at 9 and later. In the room itself (we had a suite), there were light switches EVERYWHERE. And they were all so confusing as you couldn’t see what they said. Then the one in the bathroom you had to walk in and close the door to access it. No fan ventilation for showers. Bath mats being so thin gets immediately soaked after one shower. No face washers. Bench was too low for a bathroom. Hand towels way too low. The size of the bathroom was nice though and the shower pressure was good. TV remote didn’t work properly, could not find all amenities like coffee, tea, fridge even etc. No nice hotel guide folder to help us out. The “desk” was the tv cabinet when there was plenty of space in the lounge area to have a desk. Then we had a balcony with no chairs or table to sit at (can easily have some out there and bolt them down for safety). The temperature stuff don’t even get me started. Uncomfy beds and flat pillows. I ended up sleeping on the lounger as it was more comfortable.
I don’t think I’ll be back anytime soon. Wasn’t horrible but wasn’t great. The staff were nice though which was a nice change

It was a lovely 2-night stay in the Oceanview Twin Room. We were offered an upgrade for just $20 a day to enjoy a balcony, definitely worth it! Loved the location, so close to shops with plenty of food and drink options. The kids and I also had a great time relaxing in the heated pool and spa, even in the cold weather.

She3Très bonne location!! La plupart des attractions sont juste à pied, surtout la place Rundle. Comme 6-8 minutes de l'hôtel. Les gares ferroviaires et les gares d'autobus sont également proches. Si vous êtes en plein ouest, il y a un KFC et McDo sur les deux côtés de la rue où l'hôtel est situé. De nombreuses options alimentaires pour le petit déjeuner buffet. Chambre et T&B sont grandes et propres. Complète avec des installations avec petit réfrigérateur et fer et stand. Highly recommended and will probably book here next time! 💕

This is a great location and i enjoyed my stay albeit a couple of niggles. The shape of the room meant the TV was so far away from the bed. It seemed positioned perfectly to watch TV from the bath, but id rather have a comfortable viewing from the bed. It also meant two of us squeezed on to one side of the b
Bed to be able to see the TV. The mattress was also uncomfortable and clearly needs replacing. It sloped one side and had a big bump in the centre.
Overall a good hotel but I wouldn't stay in that specific room again.

We stayed at Franklin Apartments twice during our trip to Adelaide. The location is convenient with restaurants on Leigh Street to the north and China Town to the south both easily accessible within a 10 minute walk. It has a Rose Bagels restaurant on the Ground floor accessible from the lobby which is highly regarded and was taken over by new owners during our stay in November 2025. Entrance to the hotel is from Bentham street which has a few on street parking spots which are great if you can get them for free overnight parking. The apartments are spacious with a full kitchen, living/dining areas and laundry facilities. The first apartment we stayed at also had a separate study area which was great for getting some work done.

hôtel brillant juste à côté du marché Adelaide et de la ville chinoise . Chambres modernes, élégantes et confortables. Vérifiez rapidement et amiablement. Je n'ai pas eu la chance de vérifier le bar de toit à l'intérieur
Ou des restaurants, mais ils étaient bons !
