I recently enjoyed one of my best vacations ever at Piazza di Spagna 9 Luxury Suites in Rome. From the moment I booked, the team reached out via WhatsApp to offer help with transfers or tours — thoughtful and attentive without being pushy. I immediately felt like a valued guest.
The suites sit on the third floor of a charming historic building right next to the Spanish Steps. Despite the unbeatable location, it’s remarkably quiet and relaxing. The concierge service is top-notch — when I was running late for my Pantheon visit, staff quickly arranged to collect my luggage so my husband and I could head out stress-free.
Their restaurant recommendations were another highlight. We tried four places from their curated list, each superb and fairly priced, letting us experience authentic local dining away from tourist traps. The team even handled all our reservations.
The reception area feels more like an art gallery, with stylish décor and vibrant paintings. Guests can relax in the cozy living or dining areas — a lovely touch. Our suite faced the piazza and was filled with natural light, offering a perfect view of visitors strolling by the Spanish Steps.
Being steps away from Via Condotti’s luxury boutiques adds to the convenience. Special thanks to Franco, the owner, for his wonderful restaurant suggestions, and to Gianmarco whose friendly help made our stay extra smooth.
The genuine hospitality and personal attention here truly stand out. It’s not just about luxury — it’s about feeling welcome and cared for. I’ll definitely stay at Piazza di Spagna 9 again and wholeheartedly recommend it to anyone visiting Rome.

TatiOlMy stay overall was very good. The hotel is located within walking distance from piazza Euclide. From there you can take a train ( just 1 stop) to metro station Flaminio, from there getting around Rome is very easy.
The room matched description and pictures. It was stylish, beautiful, with a balcony. Everything was very clean. This accomodation is in a quiet, residential area. There are only 5 rooms in the facility, so, no crouds and noise. There was an AC and automatic blinds that block sunshine completely. The bed and pillows were also comfortable. I recommend this accomodation for travellers who want to enjoy peace and comfort after exploring chaotic Rome.
All communication with administration was via watsapp, did self check-in, responses were always prompt, clear instructions about checkout were provided beforehand. Had no issues at all. Thanks for wonderful time in Rome.

InvitéWe had a really good stay at Sofia’s Suites Guesthouse in Rome. The location is very convenient — only about a 7-minute walk from Roma Termini train station, which made travelling around the city very easy. For 3 people staying in one room, the price of around $200+ was quite reasonable compared to other accommodations in the area.
The building itself is quite old, but the guesthouse has everything you need for a comfortable stay. There’s also a laundromat just a 1-minute walk downstairs, and for only €9 they will wash, dry, and fold your clothes, which was super convenient during our trip.
One small thing to mention is that the hot water in the shower takes a while to heat up — around 5 minutes. But considering it’s an older building, it’s understandable.
The owner was also very responsive and helpful. We could easily contact her through WhatsApp whenever we had any questions or issues during our stay.
Overall, we enjoyed our stay at Sofia’s Suites Guesthouse and would recommend it for travellers looking for a reasonably priced and convenient place to stay in Rome.

Superb! I love the Vatican city area(Ottaviano station) so many cafes and asian restaurants u can try. And below the guesthouse theres a really popular gelato shop only €3/3 full scoops👍😍 the cheapest gelato in euro. Me and sis would pop in everyday to buy gelato.
The owner Cynthia and hubby are the 1st most welcoming italian we met in Rome. Plus they have a wonderful coffee machine that you can help yourself to anytime of the day(with mini cupcakes)😘 they even have a hall with loads of encyclopaedias collections. (Wish i can read italian).
on our final checkout day, Cynthia’s husband even helped to call us a taxi to airport which cost €55(flat rate) tq so much sir eventho we dont speak each other’s language but we understood each other.
In conclusion its worth the money we paid for. Wonderful host, great experiences in staying with an italian apartment with classic elevator architecture 🥰👍

InvitéI am very happy with the location I chose. It is incredibly convenient to get anywhere from here. The host is very professional and attentive, providing us with a wealth of information upon our arrival. They gave us two specific route maps starting from the hotel that allowed us to explore the area perfectly, along with restaurant recommendations and various tips to keep in mind.
The area is extremely safe, so I felt very comfortable walking around even at night. There are plenty of excellent restaurants nearby to choose from, and with several supermarkets in the immediate vicinity, getting groceries is very easy. It is essentially a perfect neighbourhood.
The building itself is particularly interesting. Built in 1920, it is exceptionally well-maintained. Even the elevator is the original one from that era. It is hard to believe such a piece of machinery has been preserved in such good condition.
The host is incredibly friendly. They also arranged our airport transfers, which were excellent: the vehicles were large, high-quality, and very well-priced.
It was only 120 euros airport round-trip, and they used spacious Mercedes-Benz cars. I feel very relaxed and at ease with the service provided.

Hello! Ce n'est pas un hôtel, mais des appartements.Il est près de la place au centre de Rome.Nous avons été rencontrés par un très accueillant Pierre et nous a dit comment utiliser tout.Il nous a donné les clés à trois portes,car il nous a donné les clés, Il faut ouvrir la porte d'entrée au bâtiment d'abord, puis une autre sur le plancher.Les chambres sont sur le premier plan.Tout était très propre.Il y a Internet,un petit réfrigérateur,l'eau,le café,le thé,le thé,la fente,la télévision,la fermeture. Le soir, il était bruyant de la route, mais tout était silencieux.Le matin, les heures dans 8-00 ont commencé à conduire le transport.Nous l'aimions ici.Nous recommandons cet endroit!

La location était parfaite pour nous seulement à environ 10-minute à pied du Vatican, ce qui l'a fait très confortable.
Nous avons réservé une chambre supérieure, mais ce n'était rien comme ce qui était annoncé. La douche était placée dans la chambre avec une porte de verre claire, offrant absolument aucune intimité.
La réception ne fonctionne que de 8 h à 8 h et depuis que nous avons eu un check-out précoce à 6 h 30 , il n'y a pas d' informations sur où laisser la clé. Le petit déjeuner est servi à 8 h. Il est trop tard pour assister à une visite ou visiter le Vatican tôt (la plupart des tours commencent à 7 h 30).
Nous avions prépayé 120 euros pour quatre petits-déjeuners pour deux personnes, mais dès que nous sommes arrivés (environ 14 h) et que nous avons découvert le temps de service tardif, nous les avons annulés. Le receveur nous a conseillé d'envoyer un courriel au propriétaire pour demander une restitution, que nous avons fait mais nous n'avons jamais reçu de réponse.

L'hôtel dispose d'une location parfaite, à 10 minutes à pied de la gare, mais loin d'être dans une zone sûre, près de 2 basiliques incroyables. Comme vous pouvez le voir dans les photos, j'ai eu une vue magnifique de la basilique de Santa Maria Maggiore de la chambre.
L'hôtel est le vieux granaire restauré de la Basilica de Santa Prassede.
Le personnel est très gentil, très efficace et généralement très agréable.
La chambre était propre, pas trop spacieuse, surtout la salle de bains, mais ok.
Malheureusement, nous avons réservé une chambre avec petit déjeuner, mais l'hôtel n'offre plus ce service (pas la faute de l'hôtel, mais le fournisseur de réservation). Heureusement, il y a un bon bar dans la région et le personnel de la réception a été en mesure de nous dire (allez tôt, car ils sont tous très occupés).
Dans l'ensemble, je le recommanderais.
